Homes by Towne to begin move-in homes at Babcock Ranch

BABCOCK RANCH — Kitson & Partners announced that Sarasota-based Homes by Towne is poised to begin construction of four unfurnished move-in ready homes in the Lake Timber neighborhood at Babcock Ranch, a new 18,000-acre eco-centric town being developed by Kitson east of Fort Myers, off State Road 31, in Charlotte County. Babcock Ranch is the first solar powered town in the United States and will include 19,500 homes, nearly 50,000 residents, and six million square feet of commercial space.

Homes by Towne has completed four furnished model homes in Lake Timber, the first neighborhood to be built at Babcock Ranch. Each home at Babcock Ranch is being built to Florida Green Building Coalition Certification standards.

Homes by Towne residences in Lake Timber includes eight open concept floor plans ranging from 1,956 to 2,660 square feet on home sites measuring 50 or 60 feet by 130 feet. Floor plans are base priced in the mid-$300s. The residences, designed by KM Development Corp., showcase Babcock’s timeless architectural styles. Craftsman, Farmhouse, Coastal Gulf Vernacular, Spanish and Colonial/West Indies styles, each sourced in the pre-World War II Southwest Florida styles, include deep front porches positioned close to the sidewalks and streets to encourage conversations with passersby. Rooms at the front of each of the floor plans, whether a den or a bedroom, have doors opening to the front porch. The four Homes by Towne models and new move-in ready homes reflect the livability and flexibility that have been incorporated in each of the floor plans. The interiors for each of the models have been designed by John Fleming, owner of the Model Home Group of Sarasota.

The new unfurnished move-in ready residences will showcase Homes by Towne’s Amelia, Brandywine, Heirloom and Sterling floor plans. Each residence will include optional features and upgraded finishes.

The new Amelia great room floor plan offers 1,860 square feet of air-conditioned living space with two bedrooms, two baths, a den and a two-car garage. The guest bedroom opens to a front porch. The great room, island kitchen, and dinette provide a living area that opens to a covered lanai. Situated on a 50-foot site, the unfurnished Amelia is priced at $389,800, including $29,000 in options and upgrades.

The unfurnished Brandywine residence will also be on a 50-foot site priced at $385,700, with $24,000 in options and upgrades. The Coastal style residence features an open 1,956-square-foot floor plan with two bedrooms, a den or third bedroom that opens to the front porch, two baths, a great room with a vaulted ceiling that creates a sense of volume, a kitchen and dining area, and a two-car garage. A completed Brandywine model is open for viewing and includes a pool and pool deck and an outdoor kitchen, all of which are optional in new-build Brandywine residences. The model’s light, bright interior includes a coastal themed color palette, bolder fabrics, and finishes that include beamed ceiling details.

Homes by Towne’s unfurnished Heirloom residence will be built on a 60-foot home site and is priced at $430,500 with $21,000 in options and upgrades. The 2,372-square-foot under air plan features a den that opens to the porch at the front of the home, two bedrooms, two-and-a-half baths, a great room, dining area and island kitchen that open to a covered lanai, and a two-car garage.

The 2,660-square-foot unfurnished Sterling residence is priced at $459,300 and will be built on a 60-foot home site. The three-bedroom, three-bath, great room floor plan includes a den and a study that continue Homes by Towne’s penchant for providing flexibility and allows the home to offer three, four, or five bedrooms. A guest bedroom at the front of the home opens to an L-shaped front porch. The great room’s vaulted ceiling contributes to the plan’s open ambiance that features a large island kitchen and dining area. A completed Sterling model includes an outdoor living area and a summer kitchen. The model’s interior design concept reflects the garden theme and is focused on getting back to nature and enjoying life while entertaining outdoors with family and friends. Homes by Towne’s completed models also showcase its Sungold and Jade floor plans.

The West Indies style Sungold model offers 2,545 square feet with a great room and dining area, large kitchen island, and a breakfast area that offer three distinct places to dine. The plan includes three bedrooms, a den, two baths, a three-car garage, and a deck with a pool and spa. The model includes an optional pool bath. Dark-toned wood flooring, soft white backgrounds, a metal roof accent, Bahama shutters, and the home’s front porch all contribute to its relaxed West Indies vibe.

The two-story, Craftsman style Jade model features a 2,441-square-foot, two-bedroom, two-and-a-half bath great room floor plan with a den and an upstairs bonus room. The den can serve as a third bedroom on the first floor. The upstairs can be configured as a bonus room with either a half or full bath, or as a bonus room plus third or fourth bedroom with either a half or full bath. The model includes the full bonus room and a half-bath. An outdoor living area and summer kitchen are included in the model.

Situated on the banks of its namesake, the Lake Timber neighborhood epitomizes the Town and Country lifestyle Kitson has fashioned at Babcock Ranch. Lake Timber’s lakefront, porch home and cottage residences with diverse price points line streetscapes dotted with parks. Lakefront green spaces and pathways, trail head facilities, a lakeside fishing dock, an observation deck, and Babcock Ranch’s first town garden, provide opportunities to connect with nature. Lake Timber’s Lake House neighborhood center will include a lakefront pool, barbecue area, and playground and is expected to be completed by the end of this month.
