Documents approved for The Residences at Vyne House at Talis Park

The Florida Department of Business and Professional Regulation, Division of Florida Condominiums, Timeshares and Mobile Homes, has approved developer Kitson & Partners’ Residences at Vyne House project application and that purchase agreements are now being accepted for 14 luxury condominium residences adjacent to Talis Park’s Vyne House clubhouse and signature Great Lawn.

The Residences at Vyne House’s distinctive ambiance is based on the premise that proximity and exceptional service matter. The innovative offering will put a select group of homeowners at the heart of Talis Park’s amenity core, literally within steps of Vyne Court, the formal and casual dining options, fitness and spa facilities, elegant wine room, resort style pool, and golf pro shop included at Vyne House. A 24-hour, seven days a week concierge will be available to owners at The Residences at Vyne House and provide a comprehensive array of services.

The Residences at Vyne House have been designed and are being built by Kitson & Partners in partnership with architect Santiesteban & Associates, Coastal Construction and Suffolk Construction.

Santiesteban & Associates Architects is a full-service architectural firm based in Tampa, Florida. Al Santiesteban and the lead designers of Santiesteban & Associates have designed 11 of the 29 high-rise projects on Park Shore Beach in Naples and have been the architects for the high-rise residential towers developed in the Bonita Bay community. Collectively, the lead designers of Santiesteban & Associates have designed more than 30 mid- or high-rise residential projects for 10 developers that include more than $1 billion of built residential product in the United States.

With operations in Miami and West Palm Beach, Florida, Coastal Construction was founded in 1988 and is ranked in the top 100 construction management companies in the United States. Suffolk Construction also has offices in West Palm Beach, Miami and Estero.

The Residences at Vyne House will offer 11 floor plans ranging from 2,563 to 5,648 square feet priced from $1.350 million to $3.575 million. The floor plans include two-bedroom with den, three-bedroom, three bedroom with den, and four-bedroom residences with a family room and great room. Several of the residences include outdoor terraces overlooking the Great Lawn at Talis Park’s Grand Piazza. A number of the north, west, and south, or north, east, and south facing residences also offer views of the lake that envelopes Il Corso, the Watercourse at Talis Park. Four penthouse residences range from 2,752 to 5,648 square feet with 12-foot ceilings, one of which is on the ground level and includes its own casita and overlooks 2,000 square feet of outdoor living space.

Standard finishes in The Residences at Vyne House include hardwood flooring in the living areas, carpeted bedrooms, mud-set marble flooring and showers in the master bath, porcelain tile flooring and showers in the guest room baths, and an appliance package in the gourmet island kitchens featuring a Wolf Induction cook top, a Wolf microwave, Sub-Zero refrigerator, and an Asko dishwasher. Early purchasers will have the ability to customize features and finishes that do not involve structural changes.

Homebuyers at The Residences at Vyne House will have an opportunity to select one of three interior styles created by Lori Fountain, IDS of F.T. Design Inc. in Sarasota, Florida. The classic Villa Paradiso style inspired by Vyne House will offer a timeless traditional look that softly contrasts warm-toned Santorini wood flooring in a French toast color against light backgrounds. Colonial gold granite counter tops with a beveled edge on the kitchen’s island and perimeter work surfaces will be presented in combination with traditional chestnut-toned Brookhill raised-panel cabinetry. Brookhill Harvest Bronze raised panel vanities in the master and guest baths will be topped by Navona crosscut polished marble with a beveled edge. The same marble will be used on the master bathroom floor and shower walls. The master bath will include a freestanding tub. The 12-by-14-inch planked flooring and shower walls in the guest baths will be Olympia Mila porcelain tile. Light-toned Kalkun winter white carpeting will be featured in the bedrooms.

Fountain’s Modern Retreat design style will offer a crisp, contemporary ambiance in the heart of Talis Park. The design showcases driftwood-toned oak wood flooring in the living areas. Light gray kitchen cabinetry with slab doors will complement the large island and perimeter work surfaces’ light gray stippled Pompeii quartz countertops presented with a flat polished edge. The master bath will feature straightedge white Carrara marble vanity countertops, flooring, and shower walls against dark-toned vanity cabinetry. The Carrara marble countertops and dark-toned vanity cabinetry will also be used in the guest baths in combination with cool gray planked porcelain tile flooring. Cold water colored Misteriosa carpeting will be featured in the bedrooms.

The coastal tranquillity interior style will offer an inspired New Fashioned take on coastal living. The design will present a crisp, clean look with light-toned Santorini wood flooring in the living areas, Potter’s Mill white icing shaker style island and perimeter kitchen cabinetry, and Pompeii quartz pure white kitchen countertops featuring an eased edge. White icing vanity cabinetry will be included in the master and guest baths with eased edge crema marfil marble countertops. The flooring and shower walls in the master bath will also be crema marfil marble, while sand-toned planked porcelain tile will be used on the guest baths’ floors and shower walls. The bedrooms will feature canvas-toned Jingo carpeting.

Talis Park’s residents continue to enjoy dining at Fiona’s Market Café, working out at the Core Fitness Center, and relaxing at the Esprit Spa that opened at the Vyne House clubhouse over a year ago.

Construction of Phase II of Vyne House is well underway and on schedule for completion in late November. The 26,470-square-foot feet under air, multilevel Phase II project is being built by DeAngelis Diamond Construction. Vyne House consists of a series of lifestyle oriented spaces designed to be used every day. The buildings are interconnected by covered outdoor walkways and wrapped around multiple courtyards that offer the possibility of outdoor dining and entertaining. When Phase II is completed, Vyne House will include 32,052 total square feet under air and 25,065 square feet of outdoor space.

Talis Park’s residential choices range from penthouse style condominiums priced starting in the $700s to estate residences starting at $2.5 million. Completed and soon-to-be-completed furnished models and unfurnished Resident Ready homes are available for purchase in eight neighborhoods. Additional furnished models are set to begin construction before the end of the year.
