McGarvey begins Astaire estate model at Talis Park

McGarvey Custom Homes has started construction of its 6,820-square-foot under air, two-story Astaire furnished estate model in Talis Park’s Prato neighborhood.

With graceful estate homesites overlooking the Sea Dwarf Paspalum fairways of Talis Park Golf Club’s 14th and 15th holes, lakes, preserves and citrus orchards, the Prato neighborhood offers the consummate In the Park lifestyle. The view corridor of every Prato homesite is uninterrupted by another residence. Unfettered long range views of Talis Park’s tableau contribute to an ambiance that is reserved for a select group of just 24 estate homeowners.

The Astaire floor plan includes a foyer and living room with a see-through view, a formal dining room, a massive grand room that includes a wet bar and flows into an island kitchen and breakfast area, a study, four bedrooms, including a first-floor master suite that features a bath with his-and-her vanities and water closets, and a private garden with an outdoor shower, a second-floor VIP suite, flex room, wet bar, and covered terrace, an outdoor living area with a summer kitchen, island bar, fireplace, pool and spa, and a pair of two-car garages. The Astaire’s interior is being designed and executed by Arlynn McDaniel of Freestyle Interiors.

McDaniel will bring an updated Tuscan look to the Astaire that combines clean lines with a warm organic richness in the textures and fabrics of the upholstery and warm tones of the woods. Downstairs, her color palette will be anchored in neutral light taupes with touches of copper, while upstairs the neutral tones will be accented with ice blue and mushroom. The flooring will alternate between a shell stone and dark oak. The grand room, hallways, kitchen and dining room will showcase a combination design of stone and wood. The stairs will feature dark oak treads with risers in shell stone, and the entire second story will be finished in wood.

Upon entry, the Astaire’s wide foyer will be adorned with artwork as the eye is drawn through the living room to the pool area beyond. The conversation grouping of refined chairs in a light chenille and settee benches in modified animal print leather will focus on the view. A feature wall to the left will display a fireplace in stone and stained wood flanked by accent chests with hanging pendants suspended above. On the opposite wall, a large open pass-through with substantial base cabinetry and shelving will connect to the wet bar in the adjacent grand room.

The formal dining room connects seamlessly with the grand room and kitchen to create an open, welcoming atmosphere. A large extendible table in a warm stained wood will be paired with eight chairs and an oversized buffet in weathered taupe and brown with mercury glass door inserts. A large window will provide views of the landscaping at the front of the home. This room will also feature intricate ceiling details, artwork, and a large built-in Sub-Zero wine chiller.

The grand room will feature a clean-lined console with a television mounted above and a seating arrangement. The walls will be adorned with a mica chip wallpaper in tones of taupe and copper that will complement the darker woods of the wet bar with its quartz countertops and bar stools. The grand room’s space is open and airy with pocketing sliders that allow the boundaries between inside and outside to completely fade away.

A striking feature in the kitchen will be the island. With base cabinetry in a warm stained green/brown wood and a light quartz countertop for contrast, McDaniel has designed a modern rectangular floating glass bar top treatment supported by wood posts that offers seating and runs perpendicular to the island to create a unique look. The cream painted perimeter cabinetry with a glazed rub finish will be complemented by a decorative tile backsplash. The adjacent breakfast nook, which opens to a garden area, will showcase bamboo style furniture.

The outdoor living area, set against the backdrop of a pool and spa, will include a comprehensive kitchen with an island to accommodate four bar stools and a rectangular dining table for six. Gathered around a fireplace, McDaniel’s relaxed conversation area will feature a curved sectional sofa in outdoor wicker, two lounge chairs and a round cocktail table.

To the left of the living room, double doors lead into a study with a coffered ceiling treatment and tall sliders opening onto a patio adjacent to the pool deck. Here, a freestanding desk will be showcased against a backdrop of built-in bookshelves and a credenza in warm wood tones. The walls will be finished in a light taupe for contrast.

The master suite, entered via a private vestibule, will immediately evoke a sense of warmth. A chandelier suspended from a barrel ceiling will illuminate the modified poster bed with its fabrics in ice blue, mushroom and light taupe. Dramatic night stands, uniquely concave on all sides in a dark espresso wood finish, will be coordinated with a chest of drawers of similar style. A chaise in the sitting area will look out to the view.

The master bathroom will feature oversized porcelain tiling with vanities in a warm taupe painted finish and quartz counters. A freestanding tub will be flanked by entries into the huge walk-in shower. Inside the shower, a door opens to a private walled garden for an intimate connection with the outdoors.

Upstairs, a flex room is created by two substantial areas defined by wall and ceiling details. The two large areas flow together by design, but could easily be separated into two unique spaces by future homeowners. The first area is large enough to accommodate a pool table and will showcase a practical wet bar in a warm wood finish with ample quartz counter space for bar stool seating. An ice maker and dishwasher drawer add convenience. In the second area, designed for television entertainment, McDaniel’s plan encourages relaxed lounging with a sofa and four swivel chairs gathered around a cocktail table with hideaway ottomans. Wide sliding glass doors open to a covered terrace overlooking the pool.

In addition to two guest suites downstairs, the Astaire offers a VIP suite upstairs that will provide guests with the added benefits of entirely separate living quarters thanks to the features of the adjacent flex room. This suite also opens up to the second-floor covered terrace.

The Astaire model is under construction in Talis Park and expected to be completed by Dec. 1. The furnished Astaire model is priced at $4.5 million.
