Harbourside to start Aviano model in Corsica at Talis Park

Harbourside Custom Homes is poised to begin construction of its furnished Aviano model residence in Corsica, a new neighborhood within Talis Pthe award-winning gated golf course community in North Naples.

Developer Kitson & Partners recently expanded the community’s single-family home site offering by releasing 12 of the 24 homesites in Corsica. Corsica’s north-facing homesites offer water and multiple fairway views and are adjacent to the Talis Park Sports Complex. Twenty-three of the homesites measure 65 or 77 feet and will accommodate residences ranging from 3,000 to 4,500 square feet. One 90-foot site is also available. Installation of the infrastructure in Corsica, including a landscaped streetscape, has been completed.

Residences in Corsica will be built by Harbourside, Sunwest Homes and Fox Custom Builders. Three- and four-bedroom with study residences will showcase Italian, Caribbean Colonial and Spanish Eclectic architectural styles. Home and lot packages are priced starting at $1.6 million.

In addition to building in Corsica, Harbourside is a Participating Custom Builder in Talis Park’s Seneca, Fairgrove and Brightling neighborhoods.

The Aviano’s great room floor plan, an outdoor living area, and a three-car garage offer more than 4,000 total square feet with nearly 3,000 square feet under air. The plan features three bedrooms, three-and-a-half baths, a study, a formal dining room, and an island kitchen and breakfast nook. The outdoor living area includes a pool and spa with a screened colonnade surround and pavered deck, a fireplace, and a summer kitchen. Construction is expected to begin by the beginning of May. Pricing will be determined as construction progresses.

The Corsica neighborhood is adjacent to the new Sports Complex and south entry gate currently under construction at Talis Park. The Sports Complex will feature six lighted Har-Tru tennis courts with directionally focused lighting and pavilions, a tennis pro shop and clubhouse with restrooms and a beverage center, four bocce ball courts, a 50-foot two-lane lap pool, and landscaped areas. A green space will provide a social gathering and event place reminiscent of the community’s signature Great Lawn at Talis Park’s Grand Piazza. The Sports Complex will complete the amenities Kitson has designed and constructed to enhance Talis Park’s New Fashioned, health-oriented lifestyle.

The new entry gate at the south end of Talis Park Drive will provide access to the community via Veterans’ Memorial Parkway. The south entry gate will include a guard house and a private entry lane for residents. As part of the entry gate project, Kitson will create a memorable approach to the community’s south entrance with significant landscaping enhancements along 1,000 feet of Veteran’s Memorial Parkway between the south entry gate and Livingston Road.

Both the Sports Complex and the south entry gate are expected to be completed by late fall.

Like residents in each of Talis Park’s 11 neighborhoods, residents of Corsica will enjoy the dining options, fitness facilities and spa at the community’s Vyne House clubhouse. Located adjacent to the Great Lawn at Talis Park’s Grand Piazza, Vyne House epitomizes the New Fashioned aesthetic Kitson has introduced at the community.

Construction of the 26,470-square-foot under air, multilevel Phase II of the Vyne House clubhouse is underway and on schedule for completion in late November.

When Phase II is completed, Vyne House will include 32,052 square feet under air and 25,065 square feet of outdoor space. The Phase II site work and infrastructure, including grading and excavation work for the foundation and the installation of water, sewer and drainage lines, have been completed. Vertical construction is progressing as planned. The building shell has been completed and provides a “risen” structure offering a sense of the building’s design and scale.

Phase II will introduce Vyne Court, an open-air courtyard that is the centerpiece of Vyne House. In addition to serving as a point of entry, Vyne Court will be used as a social space to host a variety of events. The upper level will also include formal indoor dining, casual indoor and outdoor dining, a multipurpose room adjacent to Vyne Court, aerobics and cardio workout rooms, and a wine room/board room. The lower level will have a golf pro shop and men’s and ladies’ locker rooms.

Phase II will also include the completion of a resort-style pool and rotunda that will feature a two-sided fireplace overlooking the 18th green.

In addition to the Sports Complex and Vyne House, Talis Park’s amenities include its golf course which is one of just two Greg Norman-Pete Dye designed golf courses in the world.

In addition to the single-family Seneca neighborhood, Kitson also introduced the Residences at Vyne House in January. An enclave of 14 luxury condominium residences immediately adjacent to Vyne House and the Great Lawn, The Residences at Vyne House will put a select group of homeowners at the heart of Talis Park’s amenity core, literally within steps of Vyne Court. A 24-hour, seven days a week concierge will be available to owners at The Residences at Vyne House. The Residences at Vyne House offers 11 floor plans, ranging from 2,563 to 5,648 square feet, priced from $1.35 million to $3.575 million.

Talis Park’s residential choices range from penthouse style condominiums priced starting in the $700s to estate residences priced starting at $2.5 million. Completed and soon-to-be-completed furnished models and unfurnished Resident Ready homes are available in Talis Park’s nine neighborhoods.
