First quarter sales at Talis Park up 261% over 2014

Talis Park, a gated golf course community being developed by Kitson & Partners in North Naples, reported processing 19 closed builder and end-user lot transactions, furnished model sales, and new home construction contracts worth $20.7 million in March. The transactions processed in March included a 1.4-acre estate lot sale for $2.15 million, one of the largest non-beachfront lot sales ever recorded in Naples. The 2015 Golf Dream House, currently under construction in Talis Park’s Prato estate neighborhood, sold for $4.25 million in March, a record for a new-build model residence sale within the community.

The exceptional March sales activity capped a first quarter in which 51 closed builder and end-user lot transactions, furnished model sales, and new home construction contracts worth $48.4 million were processed at Talis Park, an increase of 261.19 percent over the value of the closed transactions and contracts processed during first quarter of 2014.

Talis Park is clearly on a pace to surpass its 2014 sales volume when 95 closed home site sales and 51 new construction contracts worth $102 million were processed within the community. Homebuyer traffic is another indicator of the momentum that Kitson has established at Talis Park. Traffic during first quarter 2015 totaled 1,110 unique visitors, a 60.4 percent increase over homebuyer traffic in first quarter 2014.

The first quarter sales activity included transactions in each of Talis Park’s 10 neighborhoods, an indication that homebuyers have embraced the choices available to enjoy both the community’s “In the Park” and “In the Village” lifestyles.

Talis Park offers living in a parklike setting surrounded by gently undulating terrain, nature preserves and lakes, or in a maintenance-free environment within walking distance of the community’s amenity core.

As a result of the strong first quarter sales volume, one of Talis Park’s In the Park neighborhoods is now sold out and two are nearing sell out. All buildable home sites in Pistoia, an enclave of 18, 3,400- to 4,000-square-foot one- and two-story detached luxury villas by Divco Construction Corp., have been sold. In Fairgrove, a neighborhood of 24, 3,100- to 4,000-square-foot south facing homes by Harbourside Custom Homes and Iron Star Luxury Homes, just one homesite owned by Iron Star remains available.

After being introduced last spring, just four developer homesites and four builder owned homesites remain available in Talis Park’s Seneca neighborhood. Each of the neighborhood’s 43 north and south facing lakefront sites feature water and double or triple fairway views and offer a perfect setting for a signature collection of single-family residences by McGarvey Custom Homes, Harbourside Custom Homes, Fox Custom Builders and Gulfshore Homes. Seneca’s homesites will accommodate residences ranging from 3,500 to 5,500 square feet. Custom home and lot packages are priced starting at $1.75 million.

Estate home and lot sales continue to be strong at Talis Park. The record-setting 1.4-acre estate lot sale for $2.15 million was in the community’s Firenze estate neighborhood and easily surpassed the neighborhood’s previous lot sale record of $1.65 million. Firenze is a highly exclusive, gated neighborhood that includes just 13 grand estate homesites measuring more than one acre that offer long range views of multiple fairways and lakes on Talis Park’s golf course. Homesites are priced starting at $1.65 million and are situated within a short walk of the community’s Great Lawn and the dining, fitness center, and spa venues at the community’s Vyne House clubhouse. Firenze is the only neighborhood that offers both the In the Park and In the Village experience.

While no developer owned homesites remain available in the Prato estate home neighborhood, McGarvey Custom Homes, Gulfshore Homes, Sunwest Homes and Stellar Living Homes are introducing a collection of new estate model and Resident Ready homes. Prato’s one-of-a-kind estate residences with parklike views are priced starting at $2.75 million and range from 4,500 to 8,000 square feet. Nine model, unfurnished Resident Ready, and end-user residences are under construction in Prato. Prato is home to the 2015 Golf Dream House furnished model that is under construction and sold for a record $4.25 million in March.

Kitson recently released 12 of the 24 single-family homesites in Corsica, the newest In the Park neighborhood in Talis Park. North-facing sites offer water and multiple fairway views and are situated adjacent to the Talis Park Sports Complex. Twenty-three of the Corsica homesites measure 65 or 77 feet and will accommodate residences ranging from 3,000 to 4,500 square feet. One 90-foot site is also available. Residences in Corsica will be built by Sunwest Homes, Fox Custom Builders, and Harbourside Custom Homes. Home and lot packages are available priced starting at $1.6 million.

Three furnished and one unfurnished completed Resident Ready homes are available for immediate purchase in Talis Park’s Brightling neighborhood. Four developer owned homesites also remain available. Brightling’s south-facing homes overlook Talis Park’s golf course. Brightling’s 2,600- to 3,400-square-foot residences are base-priced at $1.35 million and being built by Harbourside Custom Homes, Sunwest Homes, Stellar Living Homes and Fox Custom Builders.

Kitson has also expanded its selection of In the Village residences. The Residences at Vyne House showcases 14 luxury condominium residences immediately adjacent to Talis Park’s Vyne House clubhouse and Great Lawn. Eleven floor plans, ranging from 2,563 to 5,648 square feet, are priced from $1.35 million to $3.575 million. The innovative offering puts a select group of homeowners within steps of Vyne Court, the formal and casual dining options, fitness and spa facilities, wine room, resort style pool, and golf pro shop included at Vyne House. A 24-hour, seven days a week concierge will be available to owners. Thirteen of the Residences at Vyne House remain available.

Il Corso, the Watercourse at Talis Park, includes 30 detached luxury villas by Distinctive Communities ranging from 2,530 to 3,638 square feet. Situated within a walk or bike ride of Vyne House and the Great Lawn, Il Corso features seven, one- and two-story great room floor plans, priced starting at $1.1 million, that open to private indoor/outdoor spaces with water views. The three- and four-bedroom plans include a study, island kitchens, outdoor living areas with heated swimming pools, and multiple storage areas. Two furnished models are scheduled for completion this month. Eighteen buildable home sites remain available.

An enclave of residences by WCI Communities, Carrara at Talis Park will feature 90 homes in 15 mid-rise buildings at build out. The luxury penthouse-style residences offer more than 2,900 square feet of air-conditioned space and feature wraparound loggias. Each building includes three floors over parking with two residences per floor. The first four buildings are under construction with more than 80 percent of the residences sold. Two additional buildings have been released for sales. Completion of the first Carrara building is anticipated in May. Residences are priced starting in the $700s.
