Kitson’s strategy is based on the premise that design and choice matter. The efficacy of that strategy is evident in every aspect of the community. From its award-winning landscaping, to its architectural designs, neighborhoods that offer a parklike setting or an opportunity to live in proximity to the community’s amenity core, and amenities designed to be enjoyed every day, Talis Park offers a way of living that is unique.
“Kitson recognized that luxury comes in many flavors and eschewed the traditional and, at times, pretentious country club models of the past,” said Talis Park COO Milt Flinn. “They also recognized that the baby boomers, who are driving sales in Southwest Florida, are fiercely independent and prefer living on their own terms. Talis Park allows them to do that without sacrificing any of the luxury buyers expect to find in a gated community. It’s a development strategy that’s as unique as the people who live here and it’s obviously working.”
When Kitson announces Talis Park’s year-end sales numbers later this month, the combined value of 2015 lot sales and new construction contracts is expected to exceed $135 million. There are now 122 completed homes at Talis Park, 87 are under construction, and another 20 are poised to begin construction. After receiving the Collier Building Industry’s 2014 Sand Dollar Award for Community of the year, Talis Park was named the Lee Building Industry’s 2015 Pinnacle Award winner as Community of the Year 1,500 Acres. Talis Park also received a 2015 Sand Dollar for Best Landscaping and a 2015 Pinnacle for Best Clubhouse exterior, as well as a variety of 2015 marketing awards.
As Talis Park’s grand estate, estate, single-family, and single-family villa residential offerings continue to generate exceptional sales, Kitson has responded to homebuyers’ increasing desire to simplify their living situations by expanding Talis Park’s penthouse-style condominium and resort-style coach home product choices.
FrontDoor Communities has started construction of the first two Coach Homes at Corsica buildings within Talis Park’s Corsica neighborhood that was introduced in 2015. The luxury single-family homes and resort style coach homes in Corsica have combined to create one of the community’s most compelling parklike neighborhoods.
An enclave of 64 residences, The Coach Homes at Corsica will include 16 south-facing two-story buildings with four residences per building. Construction of the first two buildings is expected to be completed in April 2016.
Two light-filled floor plans offer open concept living areas and large covered outdoor spaces. Each residence includes a private arrival courtyard and a private garage accessible from the residence. The 2,532-square-foot under air three-bedroom, three-and-a-half baths first-floor Messina coach homes are priced starting at $725,000. The 3,382-square-foot under air, three bedroom with study, three-and-a-half bath second-floor Sienna residences are priced starting at $795,000.
The coach home buildings will be adjacent to the Talis Park Sports Complex that was completed in November. The complex includes six lighted Har-Tru tennis courts with directionally focused lighting and pavilions, a tennis pro shop and clubhouse with restrooms and a beverage center, four bocce ball courts, a 50-foot two-lane lap pool, and green space.
WCI Communities’ Carrara neighborhood will feature 90 penthouse-style condominiums in 15 mid-rise buildings overlooking Talis Park’s golf course. Each building includes three floors over parking with two residences per floor. A private Carrara hospitality area has been completed and includes a pool, a covered gathering area, restrooms, and grills. Priced starting in the $700s, the luxury penthouse-style residences offer more than 2,900 square feet of air-conditioned living space and feature wraparound loggias. A furnished model is open for viewing in Carrara.
Kitson is offering 14 luxury condominium residences adjacent to Vyne House clubhouse that was also completed in November. The Residences at Vyne House will put a select group of homeowners literally within steps of every amenity at Vyne House. The Residences at Vyne House offers 11 floor plans ranging from 2,563 to 5,648 square feet priced from $1.35 million to $3.575 million. Kitson anticipates breaking ground on the Residences at Vyne House in late spring, 2016.
Perhaps no other element better epitomizes the New Fashioned aesthetic Kitson has introduced at Talis Park than the recently completed Vyne House clubhouse. Rather than offering an expansive clubhouse more narrowly focused in design and function, Vyne House provides a series of lifestyle oriented spaces designed to be used every day. The buildings are interconnected by covered outdoor walkways and wrapped around multiple courtyards that offer the possibility of outdoor dining and entertaining.
Vyne House includes 32,052 total square feet under air and 25,065 square feet of outdoor space. Vyne Court, an open-air courtyard, is the centerpiece of Vyne House. In addition to serving as a point of entry, Vyne Court will be used as a social space perfectly suited to hosting events. Vyne House also includes formal indoor dining, casual indoor and outdoor dining, a multipurpose room adjacent to Vyne Court, aerobics and cardio workout rooms, and a Wine Room/Board Room. The lower level hosts the golf pro shop and locker rooms. A resort-style pool with a large pool deck is also included as well as a rotunda that features a two-sided fireplace and overlooks the 18th green.
Talis Park’s residents continue to enjoy Fiona’s Market Café, the Core Fitness Center, and the Esprit Spa that opened at Vyne House Phase I nearly two years ago. Fiona’s offers a dining venue that complements Casa Cortese’s outdoor dining and lounge experience overlooking the Talis Park Golf Club’s driving range. The Great Lawn offers another destination within the heart of the community. Situated directly in front of Vyne House, the green space serves as the backdrop for community events or impromptu gatherings by residents.
With the 2015 completion of Vyne House and the Sports Complex, Kitson has fulfilled its commitment to design and construct an array of amenities that enhance Talis Park’s health-oriented lifestyle.
Talis Park’s award-winning landscaping presents a spectacular tableau. A boulevard winds past orchards, gardens and the lakes and Sea Dwarf paspalum fairways and greens of one of just two Greg Norman-Pete Dye designed courses in the world. Acknowledged for its physical beauty and playability, Talis Park is one of the nation’s premier golf experiences. The course is consistently ranked among the top 20 golf courses in Florida and was ranked No. 91 in Golfweek’s 2014 Best Residential Courses.
