Sales momentum carries into new year at Talis Park

After reporting 95 closed homesite sales and 51 new construction contracts worth $102 million processed in 2014, the sales and new construction momentum at Talis Park has carried into the new year.

The gated golf course community being developed by Kitson & Partners processed seven closed builder and end-user lot transactions, two furnished model contracts, and one end-user new-build construction contract worth a combined total of $7.217 million during the month of January. New homebuyer traffic was up 250 percent compared to January of 2014 and return traffic was up 1,000 percent. Thirty-six residences are under construction in Talis Park’s nine neighborhoods and another 30 are poised to start within the next six months. The current and planned construction activity will push the number of completed residences within the community to well over 100.

As evidenced by a continued surge in sales and construction activity, luxury homebuyers have embraced developer Kitson & Partners vision for Talis Park. Just eight opportunities remain available to purchase a residence in the community’s Brightling neighborhood. Brightling’s south-facing homes overlook the fairways of Talis Park’s golf course. The 2,600- to 3,400-square-foot residences feature Caribbean Colonial and Spanish Eclectic designs base-priced at $1.25 million. Participating Builders in Brightling include Harbourside Custom Homes, Sunwest Homes, and Fox Custom Builders. Three furnished and one unfurnished completed Resident Ready homes are available for immediate purchase and occupancy in Brightling. Only four buildable homesites remain available.

The Fairgrove neighborhood’s In the Park lifestyle offers golf course, water and preserve views. The “single loaded” neighborhood presents 24 south facing homes on just one side of the street. Unobstructed views to the north include a Talis Park preserve and a golf course in an adjacent community. Italian Renaissance designs honor the more traditional view of Naples’ architecture and are joined by a Spanish Eclectic style that offers a perfect complement. Homes in Fairgrove by Harbourside and Iron Star Luxury Homes range from 3,100 to 4,000 square feet and are priced starting at $1.35 million. Ten homes are under construction in Fairgrove, and just two developer and one builder-owned home site remain available.

Talis Park’s Pistoia neighborhood is an enclave of 18, 3,400- to 4,000-square-foot one- and two-story detached luxury villas by Divco Construction Corp. base-priced at $1.45 million. Two end-user residences are under construction in Pistoia and one buildable home site remains available for purchase.

Il Corso the Watercourse at Talis Park, is an enclave of 30 detached, maintenance-free luxury villas by Distinctive Communities ranging from 2,530 to 3,638 square feet. Situated within a short walk or bike ride of the Grand Piazza that includes the Great Lawn and the fitness, spa and dining venues at the Vyne House Clubhouse, Il Corso features seven, one- and two-story floor plans by Stofft Cooney Architects.

The Spanish Eclectic great room villas open to private indoor/outdoor spaces with water views. Three- and four-bedroom plans include a study, island kitchens, outdoor living areas with heated swimming pools, and multiple storage areas. Two models are open for viewing in Watercourse and two new models are scheduled for completion by the end of first quarter. Ten end-user residences have been completed or are currently under construction. Eighteen buildable homesites remain available in Watercourse.

After being introduced last spring, just 14 of the 43 homesites in Talis Park’s Seneca neighborhood remain available. Two furnished model residences by Harbourside Custom Homes are now open in Seneca, and models by McGarvey Custom Homes, Fox Custom Builders, and Gulfshore Homes will be completed this spring. Seneca’s north and south facing lakefront home sites feature water and double or triple fairway views. Priced from the high $400s to $700,000, each of Seneca’s 43 sites will accommodate residences ranging from 3,200 to 5,000 square feet. Custom home and lot packages are priced starting at $1.6 million.

An enclave of residences being built by WCI Communities, Carrara at Talis Park will feature 90 homes in 15 mid-rise buildings at build out. The luxury penthouse-style residences offer more than 2,900 square feet of air-conditioned living space and feature wraparound loggias. Each building includes three floors over parking with two residences per floor. The first four buildings are under construction with nearly 80 percent of the residences sold. Two additional buildings have recently been released for sales. Completion of the first Carrara building is anticipated in spring. Residences in Carrara are priced starting in the $700s.

With estate homesites overlooking the fairways of Talis Park’s golf course, lakes, preserves, and citrus orchards, the Prato neighborhood offers the consummate In the Park lifestyle. The neighborhood’s developer homesites are already sold. McGarvey Custom Homes, Gulfshore Homes, Sunwest Homes and Stellar Living Homes are poised to introduce a collection of Prato estate model and Resident Ready homes. These residences are designed to take full advantage of Prato’s parklike setting. Prato’s residences range from 4,500 to 7,000 square feet on 125-by-175-foot sites, priced starting at $2.5 million. A total of nine model, unfurnished Resident Ready, and end-user residences are under construction in Prato and another two are poised to begin construction.

Talis Park’s Firenze neighborhood is a gated enclave of 13 grand estate homesites measuring more than one acre that offer long range views of multiple fairways and lakes and are situated within a short walk from the Vyne House clubhouse and the community’s Great Lawn. Eleven one-acre-plus homesites priced starting at $1.65 million remain available in Firenze.

Kitson is now accepting purchase agreements for 14 condominium residences immediately adjacent to Talis Park’s Vyne House clubhouse and signature Great Lawn. The Residences at Vyne House offers 11 floor plans ranging from 2,563 to 5,648 square feet priced from $1.350 million to $3.575 million. The offering will put a select group of homeowners at the heart of Talis Park’s amenity core, literally within steps of Vyne Court, the formal and casual dining options, fitness and spa facilities, wine room, resort style pool, and golf pro shop included at Vyne House. A 24-hour, seven days a week concierge will be available to owners at The Residences at Vyne House.
