Pulte is getting ready to build its first spec house in the inaugural Lake Timber neighborhood in Babcock Ranch, Fla. The company’s Arbordale floor plan – a three bed, two bath, 1,980 square foot home – will be presented unfurnished.

Pulte is slated to construct six new homes in Lake Timber and 131 in the upcoming Parkside community. The company expects that 10-15% of the homes it builds in Babcock Ranch will be spec or inventory homes.

“That is the reality — the dynamic need — people want to move in right away,” said Al DiNicola, senior vice president of sales and marketing for Kitson & Partners, the developers of Babcock. “With models, by the time you design the house and pick the options it takes longer. Having inventory homes for people to move in right away adds to the velocity.”

Babcock Ranch, developed by Kitson & Partners, is the nation’s first solar-powered community. Pulte and fellow national builder Lennar Corp will build in the community’s lowest price tier, starting in the $200,000s. Stock Development, Fox Premier Builers, Homes by Towne, Florida Lifestyle Homes and Castle Harbor Homes will also build new homes in Babcock Ranch. When complete, the community is expected to have 20,000 new homes.
