As Talis Park’s diverse array of single-family neighborhoods continue to generate record-setting sales and new construction activity, an increasing number of luxury homebuyers are choosing to enjoy the convenience, freedom, and simplicity of the carefree, maintenance-free lifestyle available in the North Naples community’s Carrara and Residences at Vyne House penthouse-style condominium neighborhoods.

From the ground up, a central cornerstone to developer Kitson & Partners strategy at Talis Park is the notion that “choice matters.” Taken in combination with Talis Park’s single-family home neighborhoods that offer the possibility of living in a parklike setting with long range golf course, preserve, and water views, or in settings just a short walk or bicycle ride from the dining, fitness, and spa amenities at the Vyne House clubhouse, the luxury condominium offerings are consistent with Kitson’s commitment to creating a community where every aspect is relevant to the residents’ day-to-day lives.

An enclave of residences being built by WCI Communities, Carrara will feature 90 penthouse-style residences in 15 mid-rise buildings at build out. Additional buildings have been released for sale. Completion of the first Carrara building is anticipated this month.

Construction of the neighborhood’s private hospitality area has begun and includes a pool, a covered gathering area, restrooms and grills. The hospitality area will be near Talis Park’s Casa Cortese Grille, an outdoor dining and lounge experience situated adjacent to the community’s driving range. Whether hiking Talis Park’s nature trails, or riding a bike across one of the property’s bridges, all roads lead to Vyne House, the heart of the community.

Kitson’s Residences at Vyne House is an enclave of 14 penthouse-style condominium residences that are adjacent to Vyne House and the community’s signature Great Lawn.

The Residences at Vyne House offer 11 floor plans ranging from 2,563 to 5,648 square feet, priced from $1.35 million to $3.575 million. Floor plan choices include two-bedroom plus den, three bedroom, three bedroom plus den, and four-bedroom residences with a family room and great room. Several of the residences include outdoor terraces overlooking the Great Lawn. A number of the north, west and south, or north, east and south facing residences also offer views of the lake that envelopes Il Corso, the Watercourse at Talis Park.

Four penthouse residences range from 2,752 to 5,648 square feet with 12-foot ceilings, one of which is on the ground level and includes its own casita and overlooks 2,000 square feet of outdoor living space. Purchase agreements for The Residences at Vyne House are now being accepted.

Homebuyers at The Residences at Vyne House have an opportunity to select one of three interior styles created by Lori Fountain, IDS of F.T. Design Inc. of Sarasota.

The Villa Paradiso style, inspired by Vyne House, will offer a timeless look that softly contrasts warm-toned Santorini wood flooring against light backgrounds. Colonial gold granite countertops with a beveled edge on the kitchen island and perimeter will be presented in combination with chestnut-toned Brookhill raised-panel cabinetry. Brookhill harvest bronze vanities in the master and guest baths will be topped by Navona crosscut polished marble with a beveled edge.

Fountain’s Modern Retreat design style will offer a crisp, contemporary ambiance in the heart of Talis Park. The design showcases driftwood-toned oak flooring in the living areas and light gray kitchen cabinetry with slab doors that will complement the island and perimeter’s light gray stippled Pompeii quartz countertops presented with a flat polished edge.

The Coastal Tranquillity interior style will offer a New Fashioned take on coastal living. The design will present a crisp, clean look with light-toned Santorini wood flooring in the living areas, Potter’s Mill White Icing Shaker style kitchen cabinetry, and Pompeii quartz Pure White countertops with an eased edge.

Exceptional standard finishes at The Residences at Vyne House include hardwood flooring in the living areas, carpeted bedrooms, mud-set marble flooring and showers in the master bath, porcelain tile flooring and showers in the guest room baths, and an appliance package in the island kitchens featuring a Wolf Induction cooktop, a Wolf microwave, Sub-Zero refrigerator, and an Asko dishwasher. Early purchasers will have the ability to customize features and finishes that do not involve structural changes.
