‘In the Park’ opportunities available at Talis Park

Talis Park, a gated golf course community being developed in North Naples by Kitson & Partners, offers the possibility of living in a parklike setting surrounded by gently undulating terrain, nature preserves and lakes, or in a maintenance-free environment within walking distance of the community’s amenity core.

With numerous homebuyers captivated by Talis Park’s physical beauty, the community’s In the Park neighborhoods have proved to be especially popular. In response to the growing demand for the In the Park lifestyle, Kitson has made new opportunities available for living “on the view” at Talis Park. Seven of the community’s 10 neighborhoods now offer an In the Park setting with easy access to the community’s amenity core.

Talis Park’s Firenze neighborhood is an enclave of 13 grand estate homesites measuring more than one acre that offer long range views of multiple fairways and lakes and are situated closest to the Vyne House clubhouse and Talis Park’s Great Lawn. Ten developer-owned one-acre-plus homesites, priced starting at $1.65 million, remain available in Firenze. Stately residences, priced starting at $5.5 million, range from 8,000 to 12,000 plus square feet.

With estate homesites overlooking the fairways of Talis Park’s golf course, lakes, preserves and citrus orchards, the Prato neighborhood offers the consummate In the Park lifestyle. The neighborhood’s developer homesites have been sold.

McGarvey Custom Homes, Gulfshore Homes, Sunwest Homes and Stellar Living Homes are set to introduce a collection of Prato estate model and Resident Ready homes. These residences are designed to take full advantage of Prato’s parklike setting. Prato’s one-of-a-kind estate residences are priced starting at $2.75 million and range from 4,500 to 8,000 plus square feet. Half-acre estate homesites are available priced starting at $800,000. Nine model, unfurnished Resident Ready, and end-user residences are under construction in Prato and another two are poised to begin construction.

There is no better testament to the popularity of Talis Park’s In the Park lifestyle than the Seneca neighborhood. After being introduced last spring, four developer homesites and four builder owned homesites remain available. Each of the neighborhood’s 43 north and south facing lakefront sites feature water and double or triple fairway views and offer a perfect setting for a signature collection of single-family residences showcasing Italian, Caribbean Colonial, and Spanish Eclectic architectural designs. Seneca’s homesites will accommodate residences ranging from 3,500 to 5,500 square feet. Custom home and lot packages are priced starting at $1.75 million. In addition to its parklike setting, Seneca is within walking distance of Talis Park’s Grand Piazza and Vyne House clubhouse.

Kitson & Partners recently released 12 of the 24 single-family homesites in Corsica, the newest In the Park neighborhood within Talis Park. Corsica’s north-facing sites offer water and multiple fairway views and are situated adjacent to the three-acre Talis Park Sports Complex. Twenty-three of the Corsica homesites measure 65 or 77 feet and will accommodate residences ranging from 3,000 to 4,500 square feet. One 90-foot site is also available.

Residences in Corsica will be built by Sunwest Homes, Fox Custom Builders, and Harbourside Custom Homes. Three- and four-bedroom with study residences will showcase Italian, Caribbean Colonial, Spanish Eclectic architectural styles. Home and lot packages are available starting at $1.6 million.

Talis Park’s Pistoia neighborhood is an enclave of 18, 3,400- to 4,000-square-foot one- and two-story detached luxury villas by Divco Construction Corp. base-priced at $1.45 million. The Pistoia residences line a landscaped lane that winds past a thick stand of towering trees. All homesites in Pistoia have been sold.

The Fairgrove neighborhood’s In the Park lifestyle offers golf course, water and preserve views. The “single loaded” neighborhood presents 24 south facing homes on just one side of the street. Unobstructed views to the north include a Talis Park preserve and a golf course in an adjacent community. Italian Renaissance designs honor the more traditional view of Naples’ architecture and are joined by a Spanish Eclectic style. Homes in Fairgrove by Harbourside and Iron Star Luxury Homes range from 3,100 to 4,000 square feet and are priced starting at $1.35 million. One builder-owned homesite remains available in Fairgrove.

The Brightling neighborhood’s south-facing homes offer captivating long-range golf course, water and nature preserve views. Brightling’s 2,800- to 3,800-square-foot residences feature Caribbean Colonial and Spanish Eclectic designs base-priced at $1.35 million. Participating Builders in Brightling include Harbourside Custom Homes, Sunwest Homes, Stellar Living Homes and Fox Custom Builders. Four developer owned buildable homesites remain available in Brightling. The neighborhood also presents three furnished and one unfurnished completed Resident Ready homes that are available for purchase and immediate occupancy. An additional Resident Ready Home is under construction and three more are ready to start.

Fox’s two-story, furnished Nadia residence in Brightling offers 3,648 total square feet. A portico entry opens to a two-story foyer and hallway the offer a see-through view and lead to a great room, kitchen and dining area that opens to the outside. The study opens to a garden while the downstairs guest suite features a private outdoor courtyard. Upstairs, a loft and a guest suite open to a covered balcony overlooking the home’s views. The Nadia is priced at $1.725 million and features an interior by Norris Furniture.

The completed 3,083-square-foot unfurnished Camilla residence by Fox includes three bedrooms, three-and-a-half baths, a great room and island kitchen that open to a large covered lanai with an optional outdoor kitchen and fireplace, a formal dining room, a study and a three-car garage. The Camilla is priced at $1.475 million, and available for immediate purchase and occupancy.

Two completed furnished Resident Ready homes by Sunwest are available in Brightling with interiors by Design West. The 3,709-square-foot Amalfi is priced at $1.82 million, fully-furnished. The plan includes three bedrooms, three-and-a-half baths, a study, a great room that opens to a covered lanai and outdoor living area, a gourmet island kitchen, dining area, a study, an optional butler’s pantry, a three-car garage, and a separate golf cart garage.

The Caribbean great room residence by Sunwest measures 3,527 square feet and includes three bedrooms, three-and-a-half baths and a study. Priced at $1.895 million, fully-furnished, the Caribbean’s living areas fully open to the outdoors. The great room includes a wine bar and flows into an island kitchen. Columns define a formal dining room situated off Sunwest’s signature gallery hallway.
